How we hold a ground lease.
Rent on time, every time
Ground rent is paid on schedule from the site's own single-purpose entity. Escalators run as written. No re-papering after close.
One point of contact
You get a name and a number at the land desk. Access, maintenance visits, and questions go through one person who knows your site.
A site kept in order
Licensed operators run the tower: fencing, grounds, lighting, and compliance handled as a matter of course, not on complaint.

Three paths. Each starts with a conversation with the land desk and ends with a document you can take to your own counsel.
Extend the lease
A longer term with the escalator brought up to date. Useful before a refinance, a sale of the land, or an estate plan.
Sell the land under the tower
A fee purchase of the tower parcel, or of the lease and easement, at a price set to the rent stream. Cash at closing, no ongoing landlord duties.
Nothing at all
If a tower on your land is sold to Trinity River, the lease transfers whole, as written. The only papers you may see confirm it, an estoppel or a lender form, and your counsel can read them first.

A tower on your land, a neighbor’s, or one you manage. Send the location and what you know. If we close on it, we pay a referral fee set out in writing before we talk to the owner.
