Macro towers with room above the anchor tenant.

Asset type

Self-support, monopole, guyed

150 ft above ground and up, with a preference for 180 to 300 ft structures that leave usable rad-center inventory above the anchor tenant. No rooftops, DAS-only, or small-cell-only portfolios.

Geography

48 states and DC

Current concentration in the Southeast and Midwest. Sites that tuck into or anchor an existing cluster get priority, and strong single assets are welcome anywhere in the contiguous U.S.

Scale

One site to sixty

Single strategic towers and portfolios up to 60 sites, with underwriting strongest in the 15 to 60 range. Larger portfolios are considered case by case.

Preferences, not gates.

Each of these strengthens a site's fit. None is required; we read every submission on its full set of facts.

Room above the anchor tenant

Vacant rad-centers, structural headroom for another carrier, and a second or third tenant we can name from coverage need.

Long ground-lease tenor

Twenty or more years remaining including options, with modest escalators and reasonable revenue share. Fee-owned land counts for a lot.

Tier 1 anchor tenancy

A national carrier under a multi-year master lease, with contractual escalators and clean assignment terms.

Cluster fit

A site within about 25 miles of one we own, or one that anchors a defensible new market with a documented carrier build plan.

Clean regulatory posture

ASR registration current where required, FAA determinations for the as-built height, no open NEPA or Section 106 matters, and conforming zoning.

Upside we can see

Below-market escalators with resets ahead, a path to fee ownership, amendment runway, or carrier programs such as FirstNet, mid-band densification, and fixed wireless.

Every step has one owner. We share where you are at each one, and how long it usually takes.
