Send what you have with the form or to the land desk. A complete package lets us issue a letter of intent without a second round of questions, and registers the site to you for 12 months.
What we need.
Any one you cannot find, say so: a gap disclosed early is a diligence item, a gap found late is a re-trade.
- Rent roll with escalators and lease terms per tenant
- Ground lease with amendments and any option schedule
- Master lease agreements or tenant license references
- Structural analysis, if one exists, and tower drawings
- ASR registration and FAA determination for the as-built height
- Site photos and a location map
- Title or ownership summary and any known encumbrances
The terms we keep with brokers.
- Registration
- The first complete submission of a site registers it to the broker who sent it, for 12 months.
- No circumvention
- While a site is registered to you, we deal with its owner through you. We do not go around you.
- Your fee
- Trinity River does not pay the seller's broker. Your fee is between you and the owner you represent.
